Gutter survey in Whetsted, Kent
We carry out gutter surveys in Whetsted and the rest of Kent. We survey on weekdays, Saturdays and Sundays.
- Rotten fascias or stained soffits
- Brackets that have dropped or snapped
- Hoppers and outlets full of debris
Different roofs, different checks
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.
How a gutter survey works in Whetsted
We survey gutters and rainwater systems in Whetsted and right across London and the South East. On the day, we inspect everything that’s safely in view from the ground, windows, the loft space and the roof where it’s safe. A visit normally takes about one to two hours for a house, though large, tall or awkward roofs take more time. Afterwards, you get a written report with photos and recommendations. We survey fascias and soffits, outlets and hoppers and eaves gutters, and the problems we are asked to look at most are downpipes that are split or coming away and gutters packed with leaves or moss.
In a village or hamlet like Whetsted, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Tips that help
Over many surveys, some simple habits stand out as worth the effort:
- Include valley, parapet and box gutters when clearing
- Check from ground level or a window, not a ladder
- Look for downpipes coming loose
- Have overhanging branches cut back
If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow, and the water they spill can damage walls and timber.
Common roof problems in Whetsted
Plenty of tiled and slate roofs carry moss, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.
A survey can pick up problems such as:
- Downpipes that are split or coming away
- Rotten fascias or stained soffits
- Brackets that have dropped or snapped
- Overflowing valley or parapet gutters
If yours is one of the older homes in the streets near Five Oak Green Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Before booking any roof surveyor
- Will they check the loft as well as the outside?
- Their drone registration, if they fly one
- What exactly goes into their report
- Their insurance cover
What a gutter survey doesn’t cover
It’s a careful look at the gutter, not the whole story. The main limits are:
- Rot or damp concealed behind fascias or inside walls
- Parts of gutters that can’t be seen safely
- What’s hidden inside a downpipe

How it works
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where applicable. The survey usually takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Whetsted can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First, you let us know what you’ve seen, like overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
How to prepare
- Dig out any old roof reports or invoices
- If you are buying, check with the agent that we can get in
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.
What a gutter survey looks like in Whetsted
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Homes near green spaces such as Foal Hurst Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For landlords with property near Paddock Wood station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
