How new roof snagging works in Whetsted

A snag is a fault or unfinished detail left when work is done. Roof snags often show at ridges, verges, valleys and flashings where the work is most fiddly. We inspect as far as can safely be seen and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. If you’ve noticed tiles or slates sitting out of line and cracked mortar at the ridge or hips, we can find out what’s behind it.

Some older homes in villages like Whetsted are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Useful tips for Whetsted property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Look for debris left in gutters from ground level
  • Book snagging before the final payment
  • Send the snagging report to your roofer
  • Note the end of any warranty or defects period

Once the snags have been dealt with, keep the report with your roof paperwork. It’s a dated record of the roof at handover.

Watch for leaks, damp or loose pieces in the first months. It’s simpler to raise problems soon after the job.

Prices for new roof snagging in Whetsted

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The shape of the roof and its details
  • How many separate roofs there are, like extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • How big the roof is

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your survey before you book.

What to let us know when you get in touch

Before you get in touch, it’s useful to have:

  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or send us an email with the details.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Rural addresses near Whetsted can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, you tell us what the roofer did and any concerns you have.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. We send a written report with photos of each snag.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets in another room
  • Dig out any old roof reports or invoices

What new roof snagging does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Pricing the remedial work
  • Areas out of view from every safe viewpoint
  • Nails and clips under the slates or tiles

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

Whetsted questions

Does a conservation area affect roof work in Whetsted?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Whetsted?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can you see the fixings under the tiles?

No, we report on what’s visible. Most fixings sit out of sight under the coverings so we focus on what can be seen.

Will you walk on the roof?

Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Will you check the loft?

Usually, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Buying a home or a new roof in Whetsted

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For an older house near a landmark such as Five Oak Green Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you let a flat or house near Paddock Wood station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What we look for on each type of roof

Slate roofs

Natural slate can last 100 years or more, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.

Clay and concrete tiles

Tiled roofs frequently have snags at the verges and eaves. We look at them closely.
