Flat roof surveys for Whetsted homes and businesses

How the survey changes by roof type

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.

About our flat roof survey in Whetsted

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. We’re frequently asked to look into failed upstands where the roof meets a wall and splits, cracks and crazing, across mastic asphalt, felt flat roofs and EPDM rubber.

Older buildings in small places like Whetsted may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Hidden layers beneath the covering
  • Parts of the roof that are not safe to walk on or view

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

Roof types and parts we check

  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs

What happens if roof problems are left?

If you’re buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. For an older or listed building in a place like Whetsted, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Why us?

  • Thermal imaging and drones used where they help
  • PI and public liability insurance
  • Every finding written up with photos
  • Satisfaction rate of 98%

Your questions about flat roof surveys in Whetsted

Do you cover smaller places like Whetsted?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Whetsted listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we will explain what’s needed.

How long is the visit?

It normally takes about 1–2 hours for most houses, and longer for a large or complex roof. The report follows by email.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

How it works

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a hamlet or village like Whetsted, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Make sure we can get to the back of the property
  • Point out any leaks or damp patches
  • Jot down any questions you want answered

Advice

Flat roofs in Whetsted

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you let a flat or house near Paddock Wood station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Paddock Wood Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Prices for flat roof surveys in Whetsted

Several things affect the price of a survey:

  • The shape of the roof and its details
  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own

For a price for your roof in Whetsted, ring 07833 053749 or email us with the address and a few details. We’ll confirm the figure before booking.

Helping us price your survey

We’ll usually ask about:

  • Pictures from the garden or a window, if you have them
  • Your timetable, like an exchange date
  • What kind of property and roof it is
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, ring 07833 053749 or use the contact form.

Common roof problems in Whetsted

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Look out for signs like these:

  • Upstands pulling away from walls
  • Pools of water lying on the roof
  • Outlets that hold water back
  • Cracked or split membrane

If you live in an older home near Five Oak Green Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Before you book any roof surveyor

  • Is VAT included in the price?
  • Whether the loft is part of the inspection
  • What they will not be able to tell you
  • Which viewpoints they use to see the roof
