Thermal roof surveys for homes and businesses in Whetsted

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. We are frequently asked to look into damp where roofs meet walls and chimneys and wet areas near outlets and upstands, on insulated roof spaces, flat roofs and commercial roofs.

Villages like Whetsted often stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Clear a path to the loft hatch before we arrive
  • Remember the conditions on the day affect the results
  • File the images with your roof records
  • Take photos of stains as they appear, so we can compare

After the visit, we put the thermal images, photos and moisture readings into one report. Each image is explained in plain words, alongside what we recommend. Premium reports are sent the same day.

Check loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

Leave it or get it looked at?

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. For an older or listed building in a place like Whetsted, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Thermal roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

FAQs for Whetsted

Does a conservation area affect roof work in Whetsted?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Whetsted?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to, and the report makes that clear.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Different roofs, different checks

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.

Thermal roof surveys around Whetsted

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Five Oak Green Church are often among the oldest in a place, and if your house is among the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps. Take a building like Paddock Wood Primary School: a view from above covers a wide roof far faster than walking it.

Whetsted is about 4 miles east of Tonbridge, in Kent. In Whetsted, as across Kent, every roof gets the same careful survey. Whetsted is one of the towns and villages in Kent where we work for thermal roof surveys. You can also see our page for Maidstone.

The survey, step by step

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It usually takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere like Whetsted needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • If you’re buying, check with the agent that we can get in
  • Have keys ready for side gates, garages or roof access doors
  • Have any paperwork from past roof work to hand
