Pre-purchase roof survey in Whetsted

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a report with photos and recommendations. We survey the roof space, lead flashings and valleys and natural slate, and the problems we are asked to look at most are roof slopes that look uneven or sagging and gutters that overflow or drip at the joints.

For a small place like Whetsted, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Whetsted, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Leave side gates unlocked
  • Buyers: confirm access with the estate agent or seller
  • Keep pets in another room

Advice

Whetsted homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

If you live in an older home near Five Oak Green Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Whetsted is about 4 miles east of Tonbridge, in Kent. Whetsted gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Kent, from the larger towns to small villages. You can also see our page for Maidstone.

Pre-purchase roof surveys in TN12 are booked the same way as anywhere else. Close by, we survey roofs in Five Oak Green (1 mile south-west), Paddock Wood (1 mile south-east), Colt's Hill (1 mile south-west), Capel (2 miles south-west) and Crockhurst Street (2 miles west). Larger places within reach include Maidstone (8 miles north-east), Sevenoaks (10 miles north-west), Royal Tunbridge Wells (6 miles south-west), Tonbridge (4 miles west), Kings Hill (6 miles north) and Foley Park (9 miles north-east).

How we price pre-purchase roof surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Booking your survey

Getting the details right at the start saves time. It’s useful to include:

  • What made you get in touch
  • Any deadline, like an exchange date
  • What kind of property and roof it is
  • Photos of the roof, taken safely from the ground or a window

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.

What we are asked to look at in Whetsted

Buildings put up or refurbished before 2000 may contain asbestos. It is frequently found in cement sheets, soffits and flue pipes. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

Typical things we are asked to look at include:

  • Damp timbers or stains in the loft
  • Flashings that have lifted or split
  • Slates or tiles that have slipped or gone
  • Chimney mortar that has eroded

If you own a rental within reach of Paddock Wood station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What to check before booking

  • What experience they bring
  • Which viewpoints they use to see the roof
  • What exactly goes into their report

Whetsted questions

How do I find out if my home in Whetsted is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Whetsted?

We do. A small place gets exactly the same survey as a big one.

Will the roof report help me negotiate with the seller?

Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we’ll explain what’s needed.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

For landlords and managing agents

Landlords and agents in Whetsted book surveys as well as homeowners. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Request records of any re-roofing
  • Check the lease for roof repair responsibilities
  • Check we’ll be able to get into the roof space
  • Find out whether the roof has been replaced or patched

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report is not clear, ask us.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

What happens if roof problems are left?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. For an older or listed building in a place like Whetsted, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
