Five Oak Green homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you let a flat or house near Paddock Wood station, a written report helps before buying a rental or paying for a new roof on one. Take an older house close to Five Oak Green Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Pre-purchase roof survey in Five Oak Green: what you get

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. Common reasons to book are a ridge or slope that dips and slipped or missing slates and tiles, on lead flashings and valleys, flat-roofed extensions and dormers and the roof space.

Being in a small place like Five Oak Green makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

How we price pre-purchase roof surveys

When we price a survey, we consider:

  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Commercial roofs and larger buildings

All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. You’ll know the exact price before booking.

What to tell us when you get in touch

What helps most when you contact us:

  • Your postcode, so we can check access and travel
  • Anything about access we should know
  • Your timetable, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

Photos help, if you have them. Pictures from ground level or a window are fine. To get started, call 07833 053749 or use the contact form.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Five Oak Green, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photos and recommendations before you exchange.

Before the survey

  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand
  • Leave a clear route to the loft

Booking a survey

Most bookings start with a short call: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Ask whether there are papers for past roof work
  • Pass the findings to your conveyancer
  • Look for fresh paint on upstairs ceilings at viewings
  • Arrange the survey as soon as your offer is agreed

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photos to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

Five Oak Green questions

Is my home in Five Oak Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover Five Oak Green?

We do. The survey and report are the same in Five Oak Green as anywhere else.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Do you need access inside the house?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

How do I arrange a pre-purchase roof survey in Five Oak Green?

It is easiest to call 07833 053749 or send us an email. Give us the address and some details about the roof, and we will suggest the right survey. We survey on any day of the week.

What happens if roof problems are left?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. Where a roof is exposed, as many are in small places like Five Oak Green, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

To find out what your survey will cost, call 07833 053749 or send us an email with the address and some details. The price is agreed before a date is set.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether the price should change, which is between you and the seller
  • Confirmation of asbestos in cement sheets or soffits
  • Whether timbers meet design loads

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Clay and concrete tiles
  • Lead flashings and valleys
  • The roof space
  • Gutters and downpipes
  • Natural slate
  • Flat-roofed extensions and dormers
  • Chimney stacks

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
