Thermal roof survey in Five Oak Green

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. We don’t give energy ratings or heat loss calculations. If you are worried about stains that keep coming back and wet areas near outlets and upstands, a survey will tell you what’s going on, whatever the roof.

Villages like Five Oak Green often stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

What happens if roof problems are left?

Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. Around Five Oak Green, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What you get with us

For landlords and managing agents

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photos.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

Five Oak Green questions

Is my home in Five Oak Green listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Five Oak Green within the area you cover?

Yes, Five Oak Green is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you take photos of the roof?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

How long does the survey take?

Expect it to take an hour or two for most homes, plus time to check any thermal findings with moisture readings. You’ll then get the report by email.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

How it works

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where applicable. The survey normally takes an hour or two for most houses, with bigger or more complicated roofs taking longer. In a hamlet or village like Five Oak Green, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Advice

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep outlets and gutters clear to stop water sitting
  • Ask us about the forecast if rain is expected
  • Make sure the loft can be reached safely
  • Take photos of stains as they appear, so we can compare

After the visit, we put the thermal images, photos and moisture readings into one report. We explain what each image may mean, alongside what we recommend. Premium reports are sent the same day.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

What a thermal roof survey looks like in Five Oak Green

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you look after a building like Capel Primary School, a drone or thermal camera can show a large roof in a single visit. The streets around a church like Five Oak Green Church are often among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

How we price thermal roof surveys

When we price a survey, we consider:

  • Whether it is a home or a commercial building
  • The shape of the roof and its details
  • Roof area
  • Extra roofs, like extensions, dormers or garages

All our prices include VAT. Our price is from £400, including VAT. We confirm the exact price before booking.
