What happens if roof problems are left?

Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Where a roof is exposed, as many are in small places like Tudeley Hale, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Flat roof survey in Tudeley Hale

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you are worried about splits, cracks and crazing and outlets choked with leaves and silt, we can find out what’s behind it, on GRP fibreglass, mastic asphalt and upstands and outlets alike.

Somewhere as small as Tudeley Hale, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when you book.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

When you need someone else

In fairness, there are limits to any roof survey:

  • A structural engineer’s assessment of the deck
  • Whether old sheeting or boards contain asbestos
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • Mastic asphalt
  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes

The survey, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take about one to two hours at most homes, and about three to four hours for a commercial roof. Around Tudeley Hale, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Getting ready for the survey

  • If you’re buying, check with the agent that we can get in
  • Unlock side gates and any roof access doors
  • Dig out any old roof reports or invoices

Advice

Questions from Tudeley Hale

Do you cover smaller places like Tudeley Hale?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Tudeley Hale is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How many years has my flat roof got left?

We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Does the survey cover asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Different roofs, different checks

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Common roof problems in Tudeley Hale

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

These are some of the problems a survey can pick up:

  • Splits and cracks in the covering
  • Leaks around rooflights
  • Blistering in felt or asphalt
  • Ponding water that doesn’t drain away

If you look after a building like The Schools at Somerhill, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What to check before booking

  • How they plan to inspect the roof safely
  • Whether the price includes VAT
  • Are they insured for the work?
  • Their drone registration, if they fly one

What a good roof survey covers

Flat roof surveys in Tudeley Hale: local notes

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Old Soar Manor, about 5 miles north, is one of the historic houses in the wider area around Tudeley Hale. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If your home is one of the older ones in the streets near Church of All Saints, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Tonbridge station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
