FAQs for Colt's Hill

Does a conservation area affect roof work in Colt's Hill?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry out roof surveys in Colt's Hill?

Yes. We work right across London and South East England, and Colt's Hill is part of that. You can ring 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

How long is the visit?

Expect it to take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will this cover the whole house?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

Flat roof survey in Colt's Hill

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We survey felt flat roofs, mastic asphalt and GRP fibreglass, and the problems we are asked to look at most are loose or cracked edge trims and cracked or split membrane.

Flat roofs on exposed homes in small places like Colt's Hill take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Different roofs, different checks

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

EPDM rubber

EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Flat roof surveys in Colt's Hill: local notes

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you look after a building such as Capel Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Take an older house close to Five Oak Green Church: flat-roofed rear additions and dormers added over the years are worth checking.

Common roof problems in Colt's Hill

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

People usually book a survey when they’ve noticed one of these:

  • Failed upstands where the roof meets a wall
  • Damaged trims at the roof edge
  • Blistering in felt or asphalt
  • Outlets choked with leaves and silt

For landlords with property near Paddock Wood station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • Whether VAT is in the quoted price
  • Their insurance cover
  • Whether any drone flown is registered with the CAA
  • Whether the inside of the roof is included

What a roof survey includes

Why it’s worth a survey now in Colt's Hill

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. In a small place like Colt's Hill, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Why book with us

  • Drone and thermal imaging surveys available
  • An independent view of the roof
  • Packages from £150, inc. VAT
  • More than 5,000 surveys completed

How it works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Colt's Hill frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.
