Tudeley Hale New Roof Snagging
We take a careful look at the new roof at your property in Tudeley Hale, with photos and a written report.
- Gaps at new flashings
- Untidy or loose verge details
- Signs of condensation in the roof space
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
New roof snagging in Tudeley Hale: what you get
We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it’s visible, and we look at the gutters too. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. Typical surveys look at tiles or slates sitting out of line and cracked mortar at the ridge or hips, on new-build homes, loft conversions and dormers and ridges and verges.
Some older homes in villages like Tudeley Hale are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How it works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Older roofs in small places like Tudeley Hale can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First, we note any deadlines and concerns.
- The roof is inspected from the ground, vantage points and the roof where safe.
- We work through ridges, verges, valleys and flashings.
- Debris and damage to other parts are recorded.
- You receive a report to share with your roofer.
Before we arrive
- Let us know about parking near the property
- Jot down any questions you want answered
- Agree roof access with the managing agent if it’s shared

Advice
Tudeley Hale homes and their roofs
About 5 miles north lies Old Soar Manor, a reminder of how long the area around Tudeley Hale has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
Landlords with a home close to Tonbridge station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you live in an older home near Church of All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What happens if roof problems are left?
Phone photos from the garden cannot show much. We get as close a view as safe access allows, including by drone where it is applicable. Older cottages and farmhouses around Tudeley Hale can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we look for on each type of roof
Clay and concrete tiles
Clay and concrete tiles commonly last 50 years or more. We check for cracked, uneven or poorly fixed tiles as far as can be seen.
Underlay and ventilation
At the eaves, the underlay should run into the gutter to carry water off. We check it where it’s visible.
Tudeley Hale: your questions answered
Is my home in Tudeley Hale listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is Tudeley Hale within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you walk on the roof?
Only where it is safe to do so. We check everything that can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.
What if it rains on the day?
Light rain does not usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
