New roof snagging in Capel: what you get

Our snagging inspections cover Capel and the rest of London and the South East. Time on site normally takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Everything visible from safe vantage points is checked, and by drone where it’s applicable. A photo report follows. We inspect on weekdays and at weekends. If you’ve noticed cracked lower roofs or marked walls after the work and loose flashings at walls or chimneys, we can find out what’s behind it, on replacement roofs, ridges and verges and new flat roofs alike.

For a small place like Capel, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Common questions in Capel

Do you cover Capel?

Yes. We cover the whole of London and South East England, and Capel is part of that. Just call 07833 053749 or drop us an email and let us know about the property.

Is my home in Capel listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

How long will you be on site?

It normally takes roughly 1–2 hours for most homes, depending on how much new work there is to check. We’ll give you an idea as you book.

Can you survey at the weekend?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or use the contact form.

Will you check every nail and clip?

No, we do not disturb the new coverings. Most fixings sit out of sight under the coverings, but we check everything we can see safely.

What’s the best way to book?

Simply call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Why get it checked now?

Phone photos from the garden can’t show much. Our inspection looks as closely as can be done safely using a drone where it applies. Older cottages and farmhouses around Capel can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What happens on the day

We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey normally takes about one to two hours on an ordinary house, and more on a big or complicated roof. For a village or hamlet like Capel, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.

Before the survey

  • For flats, make sure roof access has been agreed

Advice

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Note the end of any warranty or defects period
  • Arrange the inspection before settling the final bill
  • Look for debris left in gutters from ground level
  • Tell your roofer the work will be inspected

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That’s worth bearing in mind if a payment date is close.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

What new roof snagging does not cover

It helps to know what a survey won’t do before booking:

  • Fixings and underlay hidden under the coverings
  • Parts of the roof we cannot see safely
  • Estimates of what fixes will cost

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What we look at

  • New flat roofs
  • Ridges and verges
  • New-build homes
  • Replacement roofs
  • Loft conversions and dormers
  • Flashings and valleys

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves to carry water off. We look at it where it can be seen.

What new roof snagging looks like in Capel

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own a rental within reach of Paddock Wood station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If you live in an older home near Church of St Thomas à Becket, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
