About our new roof snagging in Tudeley
Ideally, book snagging before you settle the final invoice while the roofer can still come back easily. If that is passed, it’s worth checking before a defects or warranty period ends. That gives you time to raise any snags. You get a written list of snags with photos, ready to pass on in good time. If you’ve noticed loose flashings at walls or chimneys and missing or blocked roof ventilation, a survey will tell you what’s going on, on new-build homes, new flat roofs and flashings and valleys alike.
Some older homes in villages like Tudeley are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the new roof, the defects we found and what we recommend.

Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Diary the defects period end date
- Check the roof before you pay in full
- Let your roofer know an inspection is planned
- Send the snagging report to your roofer
Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.
Keep the final payment until the roof has been checked, where your contract allows. It gives the roofer a reason to finish everything.
Leave it or get it looked at?
Specific, photographed snags are easier to discuss than a vague worry. It keeps the focus on what can be seen. For an older or listed building in a place like Tudeley, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for a typical new house roof, longer where the roof is large or complicated. In a hamlet or village like Tudeley, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You let us know what work was done and when.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- We check the loft where safe and look for debris or damage.
- You get a photo report of each snag.
How to prepare

Advice
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Common questions in Tudeley
Do you cover Tudeley?
Yes. Our area covers London and the South East, and Tudeley is part of that. Just phone 07833 053749 or send us an email and let us know about the property.
Is my home in Tudeley listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you check new-build roofs?
Yes, the inspection works the same as for a re-roof. The report lists snags with photos for you to pass to your builder.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.
Which parts of the roof does snagging cover?
All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. The roof space is checked where there’s safe access, and we note any mess or damage left after the work.
Will you go up on the roof?
Only where it is safe to do so. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.
New roof snagging around Tudeley
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
If you live in an older home near Church of All Saints, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Tonbridge station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
