Pre-purchase roof survey in Tudeley: what you get

Buyers in Tudeley and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, ring 07833 053749 or use the contact form. If you’ve noticed sagging ridge lines or uneven roof slopes and bitumen or mortar used in place of proper repairs, we can find out what’s behind it.

Older buildings in small places like Tudeley may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Your questions about pre-purchase roof surveys in Tudeley

Do you cover Tudeley?

Yes. Our area covers London and South East England, and Tudeley is part of that. Just phone 07833 053749 or send us an email and let us know about the property.

Is my home in Tudeley listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long does a pre-purchase roof survey take?

Allow about one to two hours at a typical home, and longer for a large or complex roof. We’ll give you an idea of timing when booking.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

Will the roof report help me negotiate with the seller?

Yes, you can. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What we are asked to look at in Tudeley

A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

Most people get in touch when they’ve noticed one of these:

  • Slipped or missing slates and tiles
  • Sagging ridge lines or uneven roof slopes
  • Flashings that have lifted or split
  • Old water stains in the roof space

If you live in an older home near Church of All Saints, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • How they plan to inspect the roof safely
  • Are they insured for the work?
  • Their drone registration, if they fly one

What a good roof survey covers

How the survey changes by roof type

Clay and concrete tiles

Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Pass the findings to your conveyancer
  • Do not leave it until just before exchange
  • Let us know your timetable
  • For a flat, check who is responsible for the roof

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we cannot promise any result.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

Surveys for landlords and agents in Tudeley

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it as you book and we’ll plan the visit with that in mind.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

How it works

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, it typically takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Tudeley often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Clear the way to the loft hatch
  • Let us know where we can park nearby
  • Note where any stains or damp appear

Pre-purchase roof surveys in Tudeley: local notes

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
