Your questions about gutter surveys in The Moor

I let a flat near Etchingham station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or email us and let us know about the building.

Will you come out to The Moor?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

What’s in the report?

Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it when booking and we will plan the survey around it.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Gutter surveys for homes and businesses in The Moor

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. If you’ve noticed brackets that have dropped or snapped and gutters full of debris and silt, we can find out what’s behind it.

In a village or hamlet like The Moor, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Before and after the survey

These tips come from what we see on roofs every week:

  • Have gutters cleared at least once a year
  • Ask for valleys and parapet gutters to be cleared too
  • Look for downpipes coming loose
  • Look for green streaks or damp patches on walls

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

How we price gutter surveys

Prices always include VAT. The things that change the price are:

  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, like extensions, dormers and garages
  • How big the roof is

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Booking your survey

If you can, have these to hand when you get in touch:

  • When you need the report by
  • Photos of the roof, taken safely from ground level or a window
  • The kind of building and roof involved
  • Your postcode, so we can check access and travel

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

What happens on the day

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. Somewhere as small as The Moor, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Note where any stains or damp appear
  • Move anything stored under the loft hatch
  • For flats, check roof access has been agreed

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Why get it checked now?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Why choose Independent Roof Survey in The Moor

Do you need a gutter survey in The Moor?

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

A survey can pick up problems like:

  • Fascia boards damaged by overflowing water
  • Hoppers and outlets full of debris
  • Water backing up from a hidden gutter
  • Water spilling over the gutter edge

Landlords with a home close to Etchingham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking any roof surveyor

  • How long they’ve been surveying roofs
  • What the report includes, and whether it has photographs
  • Whether any drone flown is registered with the CAA
  • Whether the roof space is looked at, where there is one

What a good roof survey covers

What a gutter survey looks like in The Moor

About 4.8 miles south-east lies Great Dixter, a reminder of how long the area around The Moor has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Marlborough House School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like Church of St Laurence, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
