How a gutter survey works in Four Throws

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey valley gutters, fascias and soffits and outlets and hoppers, and people most often book us about leaks at the gutter joints and overflowing eaves gutters.

Older buildings in small places like Four Throws may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Your questions about gutter surveys in Four Throws

Will you come out to Four Throws?

Yes. Four Throws is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Do you survey roofs for landlords with property near Etchingham station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

How much time does the visit need?

It normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You will know roughly how long when we arrange the visit.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. To find a day that suits, call 07833 053749 or send us an email.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Damage hidden inside walls or behind boards
  • Blockages deep inside downpipes
  • Parts of gutters that cannot be seen safely

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before booking. What a survey covers and does not.

What we check

  • Outlets and hoppers
  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Look for downpipes coming loose
  • Look out for overflows when it pours
  • Book gutter clearing once a year, more often near trees
  • Check the loft with care after heavy rain

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photographs help when you explain the work to others.

Deal with drips, sags and loose downpipes early. Left alone, they typically grow, and the water they spill can damage walls and timber.

Do you need a gutter survey in Four Throws?

A good many tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and lets weeds take root.

Most people get in touch when they’ve noticed one of these:

  • Gutters overflowing in heavy rain
  • Sagging gutters and loose brackets
  • Valley or box gutters that overflow inside
  • Rotten fascias or stained soffits

For site and facilities teams at buildings such as Hawkhurst Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • How long the report takes to arrive
  • Whether the roof space is looked at, where there is one
  • What follow-up you get after the report
  • Whether VAT is added on top

Booking is simple: just ring 07833 053749 or drop us an email and give us a few details about the property and we will point you to the right survey. We confirm the price before anything is booked.

Gutter surveys around Four Throws

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Four Throws has a long history of building, with Great Dixter about 3.9 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If your home is one of the older ones in the streets near Church of All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs. Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

How it works

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. Rural addresses near Four Throws can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Move anything stored under the loft hatch
  • Tell us about parking before the day
  • Show us where any leaks or stains appear
