New roof snagging in Four Throws

New roof snagging in Four Throws: what you get

Replacing a roof costs a lot, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the new roof and around it. You get a written report with photos that you can pass to your roofer. It’s an independent check, separate from the roofer who did the work. If you’ve noticed underlay ending short at the eaves and gutters blocked by building debris, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Four Throws, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Honest limits

To be straight with you, a roof survey has limits:

  • Fixings and underlay hidden under the coverings
  • Whether the roof will leak in future
  • Pricing the remedial work

Leave it or get it looked at?

Raising snags before the final payment is usually simpler. After the final payment it can be harder to get them back. Our report lists what to raise. Where a roof is exposed, as many are in small places like Four Throws, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the exact price before you book.

Why us?

  • Thermal imaging and drone inspection where they help
  • Package prices that include VAT
  • Surveys seven days a week
  • Photographs and a written report every time

Common questions in Four Throws

Is Four Throws within the area you cover?

Yes, Four Throws is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How do I find out if my home in Four Throws is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you inspect the roof on a new-build home?

Yes. We inspect the roof as far as it can safely be seen and photograph what we find. Book before the defects period runs out if you can.

What’s the price of a snagging inspection?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just call 07833 053749 or drop us an email for a price.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

How long does new roof snagging take?

For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.

New roof snagging around Four Throws

With Great Dixter about 3.9 miles south-east, Four Throws sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. For a purchase or a newly finished roof, the materials decide which details matter most.

For landlords with property near Etchingham station, a roof report gives you a clear picture before you buy or settle up with a roofer. The streets around a church like Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

How the survey changes by roof type

Valleys

Debris left in a new valley can block it. We note anything left behind.

Flashings

Flashings seal the roof to walls and chimneys. We look at how they’re dressed, fixed and pointed.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere like Four Throws needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. We send a written report with photos of each snag.

Before the survey

  • Point out any leaks or damp patches
  • Find any records of previous roof work
  • If you are buying, check with the agent that we can get in

How to book

Not sure which survey you need? It is easiest to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
