New roof snagging in Southborough

New roof snagging in Southborough: what you get

Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them, and check the roof space for signs of condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. It all goes in the report. If you’ve noticed poorly finished verges and tiles or slates sitting out of line, a survey will tell you what’s going on, whatever the roof.

Smaller places like Southborough frequently have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Southborough. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to.

Tips that help

Small things make a difference. Our tips:

  • Watch for gutters overflowing in rain
  • Tell your roofer the work will be inspected
  • File all paperwork for the new roof
  • Arrange the inspection before settling the final bill

You receive a written report with photos of each snag and written recommendations. Pass it on to your roofer or builder.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.

Southborough questions

Do you carry out roof surveys in Southborough?

Yes. We work right across London and the South East, and Southborough is part of that. Just call 07833 053749 or send us an email and let us know about the property.

Is my home in Southborough listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What does a new roof inspection include?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

How soon after the work should I book a snagging inspection?

As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

The survey, step by step

The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about one to two hours for most homes, depending on how much new work there is to check. With a bit of garden around a house, as there often is around Southborough, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The roof space is looked at where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Roof by roof

Slate roofs

Broken slates left on a new roof are a common snag. We record any we can see.

Valleys

We check valley linings for splits and poor laps where they can be seen.

Why act early in Southborough

A defects or warranty period does not last for ever. Checking the roof before it ends gives you time to raise anything we find. Homes in smaller places like Southborough can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

New roof snagging in Southborough: local notes

The wider area around Southborough has a long history of building, with Penshurst Place about 3.5 miles west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you own a rental within reach of High Brooms station, a written report helps before buying a rental or paying for a new roof on one. If you live in an older home near Christ Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
