How a gutter survey works in Little Conghurst

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are downpipes that are split or coming away and gutters overflowing in heavy rain, across outlets and hoppers, downpipes and eaves gutters.

Some older homes in villages like Little Conghurst are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Where we can’t see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t.

The survey, step by step

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Little Conghurst can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

How to prepare

  • Keep pets in another room
  • Move anything stored under the loft hatch
  • Jot down any questions you want answered

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

  • Gutters overflowing in heavy rain
  • Blocked outlets and hoppers

What a good roof survey covers

Gutter surveys in Little Conghurst: local notes

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. Great Dixter, about 3.9 miles south-east, is one of the historic houses in the wider area around Little Conghurst. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take a building like Hawkhurst Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to Collingwood Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Book gutter clearing once a year, more often near trees
  • Note any damp stains below the gutters
  • Get trees that overhang the gutters trimmed
  • Look for new stains on ceilings below valleys after rain

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.

Questions from Little Conghurst

Is my home in Little Conghurst listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Etchingham station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

What happens next?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What’s the best way to book?

The quickest way is to call 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll point you to the right survey. We survey on any day of the week.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • Underground drains, which need a CCTV drain survey
  • Hidden sections we cannot view safely

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before you book. What our survey covers.

How we price gutter surveys

Prices vary from roof to roof, and it comes down to:

  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages
  • Whether it’s a home or a commercial building

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Booking your survey

There is no need for technical words. It is enough to let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from the ground or a window
  • The address and postcode of the property
  • Any deadline, like an exchange date

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.
