When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • What’s behind fascias and inside walls
  • The inside of a downpipe along its whole length
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

About our gutter survey in Sandhurst

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. If you’re worried about joints that drip after rain and brackets that have dropped or snapped, we can find out what’s behind it, on fascias and soffits, downpipes and eaves gutters alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Useful tips for Sandhurst property owners

There is plenty you can do without going near the roof. What helps most:

  • Don’t leave hidden gutters out of a clear-out
  • Have overhanging branches cut back
  • Note any damp stains below the gutters
  • Check that downpipes are firmly fixed to the wall

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it’s done.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

FAQs for Sandhurst

Does a conservation area affect roof work in Sandhurst?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Sandhurst within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so we report on what’s visible.

When is the best time for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Sandhurst, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. The findings are written up with photographs and recommendations.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • If you are buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it’s shared

Why get it checked now?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. Older cottages and farmhouses around Sandhurst can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Local roofs in Sandhurst

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 2.4 miles south-east lies Great Dixter, a reminder of how long the area around Sandhurst has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near Mission Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Robertsbridge station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building like Sandhurst Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

How we price gutter surveys

Prices vary from roof to roof, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access
  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone

All our prices include VAT. Gutter survey starts from £150, including VAT. You’ll know the exact price before booking.

What to tell us when you get in touch

Before you get in touch, it’s useful to have:

  • Any deadline, like an exchange date
  • Any photos you have, taken from ground level or a window
  • The kind of building and roof involved
  • Whether there’s a loft hatch, a shared roof or tricky access

Gutter survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
