Common questions in Bodiam
Will you come out to Bodiam?
Yes. Bodiam is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Does a conservation area affect roof work in Bodiam?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
Does the season matter for a gutter survey?
There’s no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
How long does a gutter survey take?
A visit usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea when booking.
Do you climb onto every roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.
Do you look in the loft space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.
How a gutter survey works in Bodiam
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed gutters full of debris and silt and downpipes that are split or coming away, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Bodiam, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Do you need a gutter survey in Bodiam?
Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.
A survey can pick up problems such as:
- Gutters full of debris and silt
- Water spilling over the gutter edge
- Cracked or loose downpipes
- Soffits marked by water
The streets around a church such as The Parish Church of St Giles are frequently among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What else we do in Bodiam
What we do, step by step
Every roof is different; as a rough guide, the survey takes between one and two hours on an ordinary house, or half a day or so for a commercial building. You’re welcome to ask questions while we’re there. Older rural homes like those around Bodiam can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, like valleys and parapets, where it is safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
How to prepare
- Keep pets inside or away from the areas we are looking at
- Have any questions written down, so nothing gets missed
- If you are buying, let the agent know when we’re coming

Gutter surveys around Bodiam
Great Dixter, about 2.5 miles east, is one of the historic houses in the wider area around Bodiam. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For landlords with property near Robertsbridge station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Bodiam Manor School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Tips that help
A survey works best with a little help from you, before and after. Tips:
- Watch for green marks down the brickwork
- Watch ceilings under valley gutters for fresh marks
- Book gutter clearing once a year, more often near trees
- Look out for overflows when it pours
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so ask for them to be included when gutters are cleared.
How the survey changes by roof type
Fascias and soffits
Overflowing water stains soffits and rots timber. We check them along with the gutters.
Box and secret gutters
A box gutter is built into the roof, frequently behind a parapet and when it overflows, water can get indoors. We check them where they can be seen safely.
When you need someone else
To be straight with you, a roof survey has limits:
- Pipes below ground level
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Damage hidden inside walls or behind boards
If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and doesn’t.
