How we price landlord roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details

All our prices include VAT. Landlord roof survey starts from £150, including VAT. We confirm the price for your roof before booking.

Booking your survey

A little information up front helps. It’s useful to include:

  • Access details, like a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside
  • Why you want a survey: buying, a leak, a storm or new work
  • The type of building and roof, such as pitched or flat

Booking is simple: just call 07833 053749 or use the contact form, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

Landlord roof survey in Bodiam: what you get

Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. If you’re worried about slipped or missing slates and tiles and choked outlets and gutters, a survey will tell you what’s going on.

Older buildings in small places like Bodiam may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey changes by roof type

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed and get close attention.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at most homes, while a commercial roof takes nearer three to four hours. Around Bodiam, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Point out any leaks or damp patches
  • Jot down any questions you want answered
  • Dig out any old roof reports or invoices

Advice

What a landlord roof survey looks like in Bodiam

The wider area around Bodiam has a long history of building, with Great Dixter about 2.5 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take a building like Bodiam Manor School: large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Robertsbridge station, the gap between tenancies is a good time to have the roof looked at. The streets around a church like The Parish Church of St Giles are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Useful tips for Bodiam property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Have gutters and outlets cleared every year
  • Give residents notice before a survey
  • Make leak reporting easy for tenants
  • Put urgent roof work at the top of the list

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Bodiam: your questions answered

Can a landlord with a rental near Robertsbridge station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

How do I find out if my home in Bodiam is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. Repair costs are not included but it gives contractors a clear brief.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it as you book and we’ll explain what’s needed.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
