Storm damage roof reports around Bodiam

About 2.5 miles east lies Great Dixter, a reminder of how long the area around Bodiam has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in.

If you look after a building like Bodiam Manor School, a leak through a large roof is frequently found some distance from where the water shows inside. For an older house near a landmark such as The Parish Church of St Giles, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

About our storm damage roof report in Bodiam

Our storm damage report gives you an independent, written record of how a storm has affected your roof. It sets out what is damaged, with photographs, and what we think the likely cause is. It’s yours to pass to your insurer. The decision on any claim rests with your insurer and its policy wording. We aren’t loss adjusters and can’t say whether a claim will be paid. If you’ve noticed lifted or missing ridge and hip tiles and slates and tiles blown off the roof, we can find out what’s behind it, on flat roofs, chimney stacks and ridges and hips alike.

Being in a small place like Bodiam makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Why act early in Bodiam

If a roofer needs to make the roof safe, take photos first if you can do so safely from the ground. That keeps a record of how it looked. In a small place like Bodiam, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Areas we cannot see safely
  • What your policy covers, which depends on its wording
  • The outcome of a claim

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

Roof types and parts we check

  • Slate and tile slopes
  • Flashings
  • Gutters and fascias
  • Ridges and hips
  • Chimney stacks
  • Flat roofs

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about one to two hours at a house, and longer if the damage is spread across a large roof. Cottages and farmhouses around Bodiam frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

Before we arrive

Advice

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Common roof problems in Bodiam

Some people book because a claim has been questioned. An independent report gives you another view of the roof. What happens next is up to the insurer.

It is worth booking a survey if you’ve seen:

  • Holes or cracks caused by debris
  • Lead lifted at abutments
  • Damaged ridges and hips
  • Torn or lifted flat roof coverings

If you let a flat or house near Robertsbridge station, a tenant living with a leak needs the cause found, not just the stain painted over.

Choosing a roof surveyor

  • What the survey won’t cover
  • Whether the loft is part of the inspection
  • When you will get the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Your questions about storm damage roof reports in Bodiam

Do you cover smaller places like Bodiam?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does a conservation area affect roof work in Bodiam?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Should I go up on the roof to take photos?

Safely, from the ground or a window. Never climb onto a roof after a storm. With binoculars, you can see a lot from ground level and we will inspect the rest from safe positions.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it as you book and we will plan the survey around it.

How do I arrange a storm damage roof report in Bodiam?

To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How strong does the wind have to be for a storm claim?

It varies by policy. About 55 mph is a common figure in many policies, but your policy sets the actual test.

Can you put a tarpaulin over the damage?

A roofer should handle temporary protection. Photograph the damage first if you can do so safely. We can record the damage in our report.
