Storm damage roof reports near Belmont

How the survey changes by roof type

Slate roofs

Slates can slip or blow off in a storm, particularly where the nails have corroded. We record which slates have moved and any signs of older nail fatigue.

Clay and concrete tiles

A missing tile lets rain reach the underlay. We photograph each gap.

Storm damage roof report in Belmont: what you get

The Financial Ombudsman looks at three things when it considers a storm damage complaint: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. If you’re worried about stains appearing after strong winds and lifted or missing ridge and hip tiles, we can find out what’s behind it.

Around Belmont, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. It is worth looking at the stack from outside and at the timbers beside it in the loft.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Useful tips for Belmont property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Keep receipts for any emergency work
  • Photograph the damage safely from below
  • Check your policy for how to report damage
  • Read your policy wording on storm damage

For repair costs, ask a roofer to quote. The report gives them a clear list of the damage.

Have overhanging branches looked at by a tree surgeon. Branches can hit or scrape the roof in a storm.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What happens if roof problems are left?

Many policies expect damage to be reported promptly. Check the wording and tell your insurer as soon as you can. An independent report can follow. Homes in smaller places like Belmont can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Storm damage roof report starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Why book with us

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about 1–2 hours at a house, and longer if the damage is spread across a large roof. In a smaller place like Belmont, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You let us know when the storm was and what damage you’ve seen.
  2. The roof is looked at from ground level, from windows and from the roof space where it is safe.
  3. The damage is recorded with photographs, area by area.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. We send you a written report with photos, ready to give to your insurer.

Getting ready for the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Let us know about any leaks, stains or damp patches you know of
  • Clear the way to the loft hatch

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or send us an email.

Advice

Your questions about storm damage roof reports in Belmont

Do you cover smaller places like Belmont?

Yes, Belmont is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Belmont is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Can you put a tarpaulin over the damage?

Emergency cover over a damaged roof should be arranged with a roofer. Take photos from the ground first if it is safe. Keep receipts for any emergency work.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

Should I go up on the roof to take photos?

Safely, from ground level or a window. Do not use a ladder or go onto the roof. Binoculars can help you see damage from below and we will inspect the rest from safe positions.

How long does the survey take?

Time on site depends on the roof, but most surveys take roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. The report is sent afterwards by email.

Storm damage roof reports around Belmont

Belmont is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

Take a building like Ark Castledown Primary Academy: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live near a park like Linton Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Landlords with a home close to Ore station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Belmont is about 1 mile south-east of Hastings, in East Sussex. In Belmont, as across East Sussex, every roof gets the same careful survey. We cover towns and villages across East Sussex. Our Maidstone page covers surveys nearby.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A price for the repairs
  • What your policy covers, which depends on its wording
  • The outcome of a claim

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.
