How a storm damage roof report works in East Sussex

The Financial Ombudsman looks at three things when it considers a storm damage complaint: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. We survey chimney stacks, flat roofs and gutters and fascias, and people most often book us about loose or broken chimney pots and cowls and gutters pulled loose in the wind.

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours at a typical home, and more on a big or complicated roof.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. We record fresh damage and older defects.
  5. You receive the written report with photographs.

Near you in Eastbourne

Locally, jobs take us to homes and businesses close to St Andrew, Princes Park and Stafford Junior School and the streets around them. Also close by are The King's Arms Public House (0.9 miles south-east), WMG Academy for Young Engineers (1.5 miles south-west) and Ratton School (1.1 miles west). The closest station to Eastbourne is Hampden Park station, roughly 0.7 miles north-west of the centre. Nearby you will also find Pevensey Castle (3 miles north-east) and Royal Sussex Regimental Museum (1 mile south-east). For a walk, there is Combe Hill.

Roofs and weather across East Sussex

Across East Sussex, many leaks only appear in particular weather. From Eastbourne, Hastings and Bexhill-on-Sea outwards, the search starts inside and works back to the roof.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in East Sussex are where it usually shows. Near the sea in East Sussex, roofs face stronger wind and salt-laden air, which wears metal fixings and flashings faster. After a storm, the seaward side of a roof is the place to look first.

Eastbourne: If you live in an older home near St Andrew, the leak may come from a chimney, a valley or tired lead rather than the covering itself. A roof leak in a hotel or guest house around Eastbourne means lost rooms as well as repairs, so it pays to find faults before guests do.

Landlords, agents and block managers in East Sussex

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • File receipts for anything you pay for
  • Take photos of stains and damp inside
  • Keep fallen slates or tiles as evidence if safe
  • Keep a note of the date of the storm

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check the roof from the ground after strong winds. With binoculars, you can often spot problems without climbing. Do not go up a ladder to look.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • A price for the repairs
  • What your policy covers, which depends on its wording
  • Whether your insurer will pay the claim

What affects the price in East Sussex

When we price a survey, we consider:

  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed
  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • When you need the report by
  • Your postcode, so we can check access and travel
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work

To book a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.

Why act early?

The sooner the damage is recorded, the clearer the evidence. Further storms and quick fixes can make the picture less clear.

Questions to ask before booking

  • Which viewpoints they use to see the roof
  • What follow-up you get after the report
  • What’s outside the scope of the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

East Sussex: your questions answered

What if the roof was already worn?

Most policies do not cover wear and tear. Our report records storm damage and any older wear we see, so you know what the roof shows. How the policy applies is up to your insurer.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

What if my insurer declines the claim?

The first step is a complaint to your insurer. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. An independent report can add to your evidence, though we cannot predict the outcome.

What wind speed counts as a storm?

There’s no single figure. Many use gusts of about 55 mph, but each policy sets its own definition. Check your policy wording.

Do you act for me with my insurer?

No. We write an independent report, and you decide how to use it. The insurer may send a loss adjuster of its own.
