Storm damage roof reports around Selmeston
In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Each of these roof types has its own typical places for water to get in. With Charleston Farmhouse about 1.2 miles west, Selmeston sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you own a rental within reach of Berwick (Sussex) station, a tenant living with a leak needs the cause found, not just the stain painted over. Take an older house close to The Parish Church of St Mary: water on an older roof tends to find its way in at the lead, the valleys or the chimney.

About our storm damage roof report in Selmeston
Our storm damage report starts from £150. It’s a written report with photos, sent by email. It is not a repair quote and does not include repair costs, so ask a roofer to quote for the work. The insurer may still send a loss adjuster of its own. Our report gives you an independent record of the damage and its likely cause. If you’ve noticed slipped or missing slates or tiles and holes or cracks caused by debris, a survey will tell you what’s going on, whatever the roof.
Many homes in small places like Selmeston face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.
The report records the roof as we found it on the day. It is useful straight away, and a good reference for later.

Landlord and commercial surveys in Selmeston
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on any day of the week, which can make access easier.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.
What we cannot see
A survey is a close look at the roof, but it cannot do everything. Its limits include:
- What’s beneath slates, tiles or membranes
- The outcome of a claim
- A price for the repairs
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.
Roof types and parts we check
- Ridges and hips
- Slate and tile slopes
- Chimney stacks
- Flashings
- Flat roofs
- Gutters and fascias
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
What we do, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes an hour or two at a house, and longer if the damage is spread across a large roof. For a village or hamlet like Selmeston, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You let us know what happened and whether a roofer has made the roof safe.
- Inside, we look for signs of water in the loft and rooms below.
- We view the roof from safe positions.
- Storm damage and older wear are recorded separately where we can.
- You receive the written report with photographs.

Prices for storm damage roof reports in Selmeston
Several things affect the price of a survey:
- The height of the building and how the roof can safely be seen
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- The use of thermal imaging or a drone
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you want to find out.
Helping us price your survey
If you can, have these to hand when you contact us:
- Whether there is a loft hatch, a shared roof or tricky access
- When you need the report by
- Where water is showing inside, if it is
- What’s prompted the survey
Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or send us an email.
How the survey changes by roof type
Lead flashings
Wind can peel back flashings at abutments and stacks. We record which are loose or damaged.
Ridge and hip tiles
A lifted ridge tile can let water into the roof. Each one is recorded with photos.
Common questions in Selmeston
Is Selmeston within the area you cover?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in Selmeston is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What does a storm damage report cost?
Prices start from £150, including VAT. Bigger roofs are quoted on size and access. Repair costs aren’t included, so ask a roofer to quote.
How strong does the wind have to be for a storm claim?
Each policy has its own definition. About 55 mph is a common figure in many policies, but your policy sets the actual test.
Can you tell me if my claim will be paid?
Only your insurer can decide that. We record the damage, with photographs and the likely cause, for you to give to your insurer.
Do you use drones?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
