About our storm damage roof report in Seaford

Wear and tear is normally excluded from home insurance. So it matters whether the damage came from the storm or from a roof that was already worn. Our report records both: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We describe what we see, whichever way it points. How the policy applies is for your insurer to decide. We survey ridges and hips, chimney stacks and slate and tile slopes, and common reasons people get in touch are broken or displaced guttering and torn or lifted flat roof coverings.

Many homes around Seaford have been extended, frequently with flat roofs or dormers, and where an extension meets the house is a common leak point. The flashings and upstands at those joints get a careful look, inside and out. Water can run along the top of a wall or a joist before it shows, so the stain is not always the place to look.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

Seaford questions

Does being near the coast affect roofs in Seaford?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Seaford is within about 1 mile of the coast.

Is my home in Seaford listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How do I arrange a storm damage roof report in Seaford?

The quickest way is to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we’ll suggest the right survey. Surveys run on weekdays and at weekends.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How are storm damage reports priced?

Prices start from £150, including VAT. Larger or more complex roofs are quoted for their size. It doesn’t include repair costs, so you’ll need a roofer’s quote for those.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we’ll explain what’s needed.

Roof by roof

Chimney stacks

High winds can loosen pots, cowls and aerials on stacks. The report notes any damage to the stack.

Clay and concrete tiles

A missing tile lets rain reach the underlay. We photograph each gap.

What a survey costs

Our packages start from £150, including VAT. The price for your roof depends on:

  • How big the roof is
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can be seen safely
  • Commercial roofs and larger buildings

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

What to tell us when you contact us

If you can, have these to hand when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • The property’s address and postcode
  • The type of building and roof, such as pitched or flat
  • Any deadline, such as an exchange date

Not sure which survey you need? The easiest way is to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we do, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes between one and two hours at a house, and longer if the damage is spread across a large roof. In Seaford, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. Tell us about any known leaks, past repairs or building work when booking, so time on site goes where it’s needed.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Leave side gates unlocked
  • Leave a clear route to the loft

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Get a roofer to make the roof safe if needed
  • Take photos of stains and damp inside
  • Keep receipts for any emergency work
  • Keep any slates, tiles or debris that fall, if it’s safe to do so

After the visit, we write up the report with photos of each area of damage. It covers the damage, its likely cause and any older defects. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep gutters and outlets clear so heavy rain can drain away. Blocked drainage can add water damage to wind damage.

Wind, rain and roofs in Seaford

The coast is about 1 mile or less from Seaford, so storms can arrive with strong gusts off the water. Many policies treat gusts of about 55 mph as storm conditions, but it varies, and the insurer decides the claim. About 3 miles north-east lies Alfriston Clergy House, a reminder of how long the area around Seaford has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Seaford Primary School will know that a leak through a large roof is often found some distance from where the water shows inside. Take an older house close to Church of St Thomas More: water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you live near a park such as Seaford Head Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys.
