Storm damage roof reports in Berwick

Storm damage roof report in Berwick

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Your policy document sets out its own definition. We don’t decide whether a storm met that test. We record the damage and what seems to have caused it. The report includes photos of each area of damage, and you decide what to send. The claim decision rests with your insurer. Typical surveys look at damaged ridges and hips and stains appearing after strong winds, on ridges and hips, chimney stacks and gutters and fascias.

For a small place like Berwick, the inspection is the same as anywhere: the journey and access are just planned in advance. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s beneath slates, tiles or membranes
  • Negotiating a claim settlement
  • Repair costs or quotes for the work

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

What this survey covers

  • Slate and tile slopes
  • Gutters and fascias
  • Flashings
  • Chimney stacks
  • Ridges and hips
  • Flat roofs

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Landlord and commercial surveys in Berwick

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Berwick can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We check the roof from wherever it’s safe.
  3. Each area of damage is photographed and described.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

Before we arrive

  • Tell us where we can park nearby
  • Keep pets inside or away from the areas we’re looking at
  • If it isn’t your property yet, arrange access through the agent

Storm damage roof reports around Berwick

Historic houses like Charleston Farmhouse, about 2.2 miles west, show how far back building in the area around Berwick goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

If your house is among the older ones in the streets near The Parish Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Landlords with a home close to Berwick (Sussex) station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Questions from Berwick

How do I find out if my home in Berwick is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Berwick?

Yes, Berwick is one of the places we work. Every survey there gets the same written report with photographs.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How long does the survey take?

That depends on the size and shape of the roof; most visits take an hour or two for most homes, depending on how much of the roof was hit. The report is sent afterwards by email.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will my insurer pay out if I get a storm damage report?

That’s not something we can promise. Insurers decide claims on their own policy wording. What we provide is an independent record of the damage.

What if my insurer declines the claim?

Raise it with your insurer first. If it isn’t resolved, the Financial Ombudsman Service may be able to help. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

Why act early in Berwick

It helps to get a record soon after the storm, while the damage is fresh. Further storms and quick fixes can make the picture less clear. Older and listed buildings around Berwick may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the report isn’t charged as an extra. Storm damage roof report starts from £150, including VAT. Size, height and access decide where your roof falls.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Check how your policy defines a storm
  • Photograph the damage safely from below
  • Photograph damage inside the house too
  • Ask a roofer for emergency temporary protection if water is coming in

If you’re unhappy with how your insurer handles the claim, you can complain to them first. If that does not resolve it, the Financial Ombudsman Service may be able to help.

Ask a tree specialist about branches over the roof. Branches can hit or scrape the roof in a storm.
