Gutter survey in Berwick, East Sussex
Wondering about the gutter at a property in Berwick? We carry out gutter surveys in Berwick and across East Sussex.
- Brackets that have dropped or snapped
- Leaks at the gutter joints
- Choked outlets or hopper heads
What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Parts of gutters that can’t be seen safely
- What’s behind fascias and inside walls
- The inside of buried drains
If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.
What we check
- Parapet and box gutters
- Valley gutters
- Fascias and soffits

Gutter surveys for homes and businesses in Berwick
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed overflowing valley or parapet gutters and leaves and moss blocking gutters, a survey will tell you what’s going on, on outlets and hoppers, fascias and soffits and parapet and box gutters alike.
In a small place like Berwick, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Useful tips for Berwick property owners
A little preparation and a few simple habits help. Our tips:
- Make sure downpipe clips are holding
- Check from the ground or a window, not a ladder
- Get the gutters cleaned out every year
- Check the loft with care after heavy rain
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
How it works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Berwick, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Keep pets inside or away from the areas we’re looking at
- For a flat or shared roof, check access with the freeholder or managing agent
- Jot down any questions you want answered
Book a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

What a gutter survey looks like in Berwick
In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Charleston Farmhouse about 2.2 miles west, Berwick sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you own a rental within reach of Berwick (Sussex) station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to The Parish Church of St Mary: its chimney, valleys and lead work are likely to be the parts that need attention first.
Berwick is about 4 miles south-west of Hailsham, in East Sussex. Wherever you are in Berwick, we can come and survey your property, on a weekday, Saturday or Sunday. Berwick is one of the places in East Sussex where we work for gutter surveys. Our Brighton page covers surveys nearby.
Surveys in BN26 are booked the same way as anywhere else. Whether your property is on Station Road, Cornford Crescent and The Village or anywhere close by, we can survey it. For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

What we look for on each type of roof
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
FAQs for Berwick
Will you come out to Berwick?
Yes, Berwick is on our map. A small place gets exactly the same survey as a big one.
Do you survey roofs for landlords with property near Berwick (Sussex) station?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
How long will you be on site?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.
What happens next?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Do you survey underground drains?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
