What we do, step by step

Every roof is different; as a rough guide, the survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. Cottages and farmhouses around Arlington frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Let us know about parking near the property
  • Note where any stains or damp appear

How to book

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.

Gutter surveys for homes and businesses in Arlington

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We survey parapet and box gutters, eaves gutters and downpipes, and people most often book us about water backing up from a hidden gutter and gutters packed with leaves or moss.

Somewhere as small as Arlington, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Keep climbers away from the eaves
  • Watch ceilings under valley gutters for fresh marks
  • Check from the ground or a window, not a ladder
  • Include valley, parapet and box gutters when clearing

If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Deal with drips, sags and loose downpipes early. Left alone, they typically grow and spilled water harms brickwork and woodwork.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Gutters out of sight from each safe vantage point
  • Rot or damp concealed behind fascias or inside walls
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

What we check

  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters

Leave it or get it looked at?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. In a small place like Arlington, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the exact price before booking.

When to book a survey in Arlington

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

Signs worth acting on include:

  • Brackets that have dropped or snapped
  • Overflowing valley or parapet gutters
  • Gutters full of debris and silt
  • Choked outlets or hopper heads

If your house is among the older ones in the streets near The Parish Church of St Pancras, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • Whether you get a written report with photos
  • Which viewpoints they use to see the roof
  • What happens after the report arrives
  • How much experience they have with roofs like yours

Common questions in Arlington

Do you survey roofs for landlords with property near Berwick (Sussex) station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Will you come out to Arlington?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

How much time does the visit need?

It usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. You’ll know roughly how long when we arrange the visit.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.

Roofs, chimneys and gutters in Arlington

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Michelham Priory, about 1.5 miles north-east, is one of the historic houses in the wider area around Arlington. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Berwick (Sussex) station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
