Gutter survey in Selmeston: what you get

Some gutters are easy to see from the street but a good many gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely, from ground level, from windows, from the roof space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. If you’ve noticed dripping or leaking gutter joints and leaves and moss blocking gutters, a survey will tell you what’s going on, on downpipes, valley gutters and outlets and hoppers alike.

Older buildings in small places like Selmeston may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Different roofs, different checks

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it’s safe to see.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Why it is worth a survey now in Selmeston

Small gutter faults rarely fix themselves. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. Older cottages and farmhouses around Selmeston can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden sections we cannot view safely
  • Damage hidden inside walls or behind boards
  • Pipes below ground level

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Selmeston: your questions answered

Does a conservation area affect roof work in Selmeston?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover smaller places like Selmeston?

Yes. Selmeston is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Do you check valley and parapet gutters?

Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.

Will the survey check for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

What do I do with the report?

You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

What affects the price in Selmeston

A few things affect what a survey costs:

  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

What we need to know

There’s no need for technical words. It is enough to tell us:

  • Where the property is, with the postcode
  • What made you get in touch
  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside

You can call us seven days a week. For a price or to book, ring 07833 053749 or drop us an email.

How the survey works

After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. On timing, most surveys take roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Selmeston, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photographs and recommendations follows.

How to prepare

  • Check we can get to the back of the property
  • Have any paperwork from past roof work to hand
  • Keep pets inside or away from the areas we’re looking at
