What a survey costs

Not every roof costs the same to survey, for these reasons:

  • The roof’s overall size
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed

To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from the ground or a window
  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat

For a price for thermal roof surveys in Arlington, phone 07833 053749 or email us. The address, the type of property and what you want to find out help us price the survey accurately.

Thermal roof survey in Arlington

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. We survey insulated roof spaces, loft conversions and flat roofs, and people most often book us about heat escaping through the roof and cold areas below the roof.

Older buildings in small places like Arlington may be listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

How the survey works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Arlington can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Show us where any leaks or stains appear
  • Keep pets inside or away from the areas we are looking at

Arlington questions

Will you come out to Arlington?

Yes, Arlington is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you carry out roof surveys in Arlington?

Yes, Arlington is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Will you walk on the roof?

Only if it’s safe. We check everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

What a thermal roof survey does not cover

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Readings unaffected by sun, shade or reflections
  • A formal energy assessment
  • Hidden layers that need to be opened up to check

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Thermal roof surveys in Arlington: local notes

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Historic houses such as Michelham Priory, about 1.5 miles north-east, show how far back building in the area around Arlington goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

Take an older house close to The Parish Church of St Pancras: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Why it is worth a survey now in Arlington

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Outbuildings and barns around Arlington are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
