Thermal roof survey in Alciston

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, which is hard to judge by eye. We then check those areas with moisture readings. We’re frequently asked to look into areas losing heat at the eaves and junctions and damp around chimneys and parapets, on loft conversions, ceilings below the roof and insulated roof spaces.

In a small place like Alciston, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

What happens on the day

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes between one and two hours at most homes, though large, tall or awkward roofs take more time. Older rural homes like those around Alciston can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Why act early in Alciston

A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. For an older or listed building in a place like Alciston, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £400, including VAT.

Tips that help

From years of surveys, a few habits stand out:

  • Clear a path to the loft hatch before we arrive
  • Remember the conditions on the day affect the results
  • Take photos of stains as they appear, so we can compare
  • Keep a record of when stains appear

If the images suggest moisture that can’t be confirmed, we’ll say what would help next, like electronic leak detection or opening up a small area.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

Questions from Alciston

Will you come out to Alciston?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you carry out roof surveys in Alciston?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or drop us an email.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens next?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How long does the survey take?

Most surveys take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. The report follows by email.

What we can’t see

To be straight with you, a roof survey has limits:

  • Confirming water without moisture readings
  • Readings unaffected by sun, shade or reflections
  • Hidden layers that need to be opened up to check

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. What our survey covers.

  • Flat roofs

What a thermal roof survey looks like in Alciston

Alciston is within about 5 miles of the coast. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Charleston Farmhouse lies about 1.3 miles north-west, so building around Alciston goes back a long way. Photos from the air and thermal images let an old roof be checked without anyone disturbing it. The streets around a church such as The Parish Church are frequently among the oldest in a place, and if your house is among the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps.

Alciston is about 4 miles north of Seaford, in East Sussex. Bookings from Alciston are handled just like any other: a call or an email, a price, then a date. Our East Sussex coverage includes Alciston and the places around it. We also survey roofs in Brighton.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • The height of the building and how the roof can safely be seen
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

Getting the details right at the start saves time. It’s useful to include:

  • When you need the report by
  • Where water is showing inside, if it is
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them

We confirm the price for your survey before booking, so you know where you stand. Our price is from £400, including VAT. For a price for your roof, phone 07833 053749 or email us.

Landlords, agents and block managers in Alciston

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
