Gutter survey in Milton Street, East Sussex
A survey of gutters, valleys, outlets and downpipes in Milton Street, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- Fascia boards damaged by overflowing water
- Downpipes that are split or coming away
- Overflowing eaves gutters
How a gutter survey works in Milton Street
Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. If you’re worried about gutters overflowing in heavy rain and soffits marked by water, we can find out what’s behind it.
In a small place like Milton Street, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What a gutter survey looks like in Milton Street
Milton Street is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Historic houses such as Alfriston Clergy House, about 1.1 miles south-west, show how far back building around Milton Street goes. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. Anyone responsible for a site like Alfriston School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Useful tips for Milton Street property owners
There is plenty you can do without going near the roof. Here’s what helps most:
- Keep climbers away from the eaves
- Check the loft with care after heavy rain
- Ask for valleys and parapet gutters to be cleared too
- Leave gutter checks at height to someone equipped for it
Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.
Deal with drips, sags and loose downpipes early. Left alone, they usually grow, and the water they spill can damage walls and timber.
Honest limits
A survey is a careful look at the gutter, but it can’t do everything. Its limits include:
- Parts of gutters that cannot be seen safely
- Asbestos testing of old gutters, downpipes or soffits
- Pipes below ground level
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Milton Street can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it’s safe to get into.
- The findings are written up with photographs and recommendations.
Before the survey
- Show us where any leaks or stains appear
- Leave a clear route to the loft
- Keep pets inside or away from the areas we are looking at

Do you need a gutter survey in Milton Street?
Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.
A survey can pick up problems such as:
- Rotten fascias or stained soffits
- Valley or box gutters that overflow inside
- Brackets that have dropped or snapped
- Leaves and moss blocking gutters
If you live in an older home near St Mary and St Peter's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Common questions in Milton Street
Is the coastal weather around Milton Street hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.
Do you cover smaller places like Milton Street?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll plan the survey around it.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys.
When is the best time for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
What happens after the survey?
You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Do you climb onto every roof?
Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.
Roof by roof
Fascias and soffits
Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.
