Pre-purchase roof surveys for Berwick homes and businesses

Pre-purchase roof survey in Berwick: what you get

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. We survey gutters and downpipes, the roof space and flat-roofed extensions and dormers, and common reasons people get in touch are gaps where slates or tiles have come loose and cracked flaunching or crumbling chimney pointing.

Some older homes in villages like Berwick are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

What a pre-purchase roof survey does not cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Walls, floors, services and rooms below the roof
  • Faults hidden behind ceilings, boards or coverings
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

Roofs we survey in Berwick

  • Gutters and downpipes
  • Natural slate
  • Flat-roofed extensions and dormers
  • The roof space
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Chimney stacks

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Check we’ll be able to get into the loft space
  • Pass the findings to your conveyancer
  • Let us know your timetable
  • Check the lease for roof repair responsibilities

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

How we price pre-purchase roof surveys

To price your survey, we look at:

  • Building height and the viewpoints available
  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What to let us know when you get in touch

These details help when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • Where water is showing inside, if it is
  • The address and postcode of the property

Unsure which package suits your roof? It is easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

What we do, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere like Berwick needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Gather any invoices or paperwork from past roof work
  • Let us know about parking before the day

Berwick questions

Do you carry out roof surveys in Berwick?

We do. The survey and report are the same in Berwick as anywhere else, and visits run on weekdays and weekends.

Is Berwick within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. You need the report before you exchange, because after that the roof is yours to deal with.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Do I need to be at home?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

Will the roof report help me negotiate with the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

What we are asked to look at in Berwick

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can point to a problem that keeps coming back. We note what we see so you can ask about it.

A survey can pick up problems like:

  • Slates or tiles that have slipped or gone
  • Standing water on a flat extension roof
  • Damp timbers or stains in the loft
  • A ridge or slope that dips

The streets around a church such as The Parish Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before you book anyone

  • Which parts of the roof they’ll actually see
  • What follow-up you get after the report
  • What exactly goes into their report
  • What experience they bring

What a good roof survey covers

Local roofs and buyers in Berwick

Historic houses such as Charleston Farmhouse, about 2.2 miles west, show how far back building in the area around Berwick goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you let a flat or house near Berwick (Sussex) station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
