How we price landlord roof surveys

Not every roof costs the same to survey, for these reasons:

  • How tall the building is and how easy the roof is to see
  • Roof area
  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own

To find out what your survey will cost, call 07833 053749 or send us an email with the address and a few details. We’ll confirm the figure before booking.

What we need to know

Before you get in touch, it helps to have:

  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

To book a survey, call 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

Landlord roof survey in Berwick

With a shared roof, it is not always clear what’s wrong or where. We check the roof from every safe viewpoint including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. We survey shared roofs, converted houses and rented houses, and common reasons people get in touch are cracked or leaning shared chimneys and gutters overflowing onto walls.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Berwick often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Questions from Berwick

Do you survey roofs for landlords with property near Berwick (Sussex) station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in Berwick is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey at the weekend?

Surveys run seven days a week. To arrange a date, phone 07833 053749 or use the contact form.

Do you look in the loft space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

How the survey changes by roof type

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch, so it needs arranging.

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected as far as can safely be seen.

Landlord roof surveys around Berwick

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Charleston Farmhouse about 2.2 miles west, Berwick sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Do you need a landlord roof survey in Berwick?

Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs or when.

Here are some of the things we see often:

  • Flashings that have come away
  • Blocked gutters over flats
  • Chimney stacks in poor repair
  • Damp or stains in top-floor flats

The streets around a church such as The Parish Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

  • When you will get the report
  • Whether the loft is part of the inspection
  • What the report includes, and whether it has photos
  • What happens after the report arrives
