Storm damage roof report in Broad Oak

Our storm damage report gives you an independent, written record of how a storm has affected your roof. It sets out what is damaged, with photos, and what we think the likely cause is. You can then give it to your insurer with your claim. Insurers decide claims on their own policy wording. We are not loss adjusters, and we cannot tell you whether a claim will succeed. Typical surveys look at lifted or missing ridge and hip tiles and loose or broken chimney pots and cowls, on flat roofs, ridges and hips and gutters and fascias.

For a small place like Broad Oak, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later.

Broad Oak: your questions answered

Do you cover Broad Oak?

Yes. We cover the whole of London and South East England, and Broad Oak is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

Do you cover smaller places like Broad Oak?

Yes. Broad Oak is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

What if my insurer declines the claim?

Complain to your insurer first. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, but we cannot say how it will turn out.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

How are storm damage reports priced?

Our price is from £150, including VAT. Larger or more complex roofs are quoted for their size. It doesn’t include repair costs, so you’ll need a roofer’s quote for those.

Is wear and tear covered by insurance?

Most policies don’t cover wear and tear. We note both storm damage and older defects, so you know what the roof shows. How the policy applies is up to your insurer.

The survey, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes an hour or two at most homes, and longer for a large or complex roof. Somewhere like Broad Oak needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You let us know when the storm was and what damage you’ve seen.
  2. We view the roof from wherever it can safely be seen, including the loft where there’s access.
  3. We photograph and record every area of damage we can see.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. We send you a written report with photos, ready to give to your insurer.

Getting ready for the survey

  • If it isn’t your property yet, arrange access through the agent
  • Leave a clear route to the loft
  • Keep pets in another room

Arrange a survey

A quick phone call is normally the easiest start: ring 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

What a storm damage roof report looks like in Broad Oak

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts. About 3.3 miles north lies Great Dixter, a reminder of how long the area around Broad Oak has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take an older house close to The Parish Church of St George: the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like Brede Primary School: on a building that size, finding the source of a drip means looking well beyond the stain. If you own a rental within reach of Doleham station, a tenant living with a leak needs the cause found, not just the stain painted over.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
