DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

About our storm damage roof report in Southover

A storm damage roof report is priced from £150. It’s a written report with photographs, sent by email. It doesn’t price the repairs, so ask a roofer to quote for the work. Your insurer may also send its own loss adjuster. Our report gives you an independent record of the damage and its likely cause. If you’ve noticed damage from fallen branches or debris and cowls or aerials dislodged in the wind, a survey will tell you what’s going on, on chimney stacks, slate and tile slopes and flat roofs alike.

Houses in smaller places like Southover can stand more in the open, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that’s a useful clue. It’s useful to know when and where the water appears. The gutters on the most exposed side can overflow too.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Leaks and storm damage in Southover

Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Knowing the roof type helps narrow down where water may be getting in. About 0.2 miles south-west lies Anne of Cleves House, a reminder of how long the area around Southover has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around Railway Land shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Take a building like Western Road Community Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

Southover is about 1 mile south-east of Lewes, in East Sussex. Southover gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our East Sussex coverage includes Southover. For surveys nearby, see our Brighton page.

How we price storm damage roof reports

To price your survey, we check:

  • Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • The size of the roof

Storm damage roof report starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

There is no need for technical words. It is enough to tell us:

  • What’s prompted the survey
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors

We confirm the price for your roof before you book, so you know the cost up front. Prices start from £150, including VAT. To book, ring 07833 053749 or email us.

Southover: your questions answered

Does a conservation area affect roof work in Southover?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you carry out roof surveys in Southover?

Yes, Southover is one of the places we work. Every survey there gets the same written report with photos.

Will my insurer pay for an old roof?

Wear and tear is not typically covered. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.

How much is a storm damage roof report?

Our price is from £150, including VAT. Larger or more complex roofs are quoted for their size. It doesn’t include repair costs, so you will need a roofer’s quote for those.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about one to two hours for a house, though large, tall or awkward roofs take more time. The written report follows by email.

What wind speed counts as a storm?

It varies by policy. About 55 mph is a common figure in many policies, but check your own wording.

What we look for on each type of roof

Chimney stacks

Pots, cowls and aerials on chimneys can be damaged or dislodged in a storm. We record any damage we can see.

Ridge and hip tiles

Ridge tiles bedded in old mortar can loosen in high winds. We note whether the mortar looks recently broken or long worn.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours for most homes, depending on how much of the roof was hit. Parking around Southover is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

When to book a survey in Southover

Insurers often want evidence of what has been damaged and why. A written report with photos gives you something clear to pass on. Your insurer still makes the decision.

Look out for signs like these:

  • Ridge tiles that have come loose
  • Cowls or aerials dislodged in the wind
  • Damaged flat roof membrane
  • Broken or displaced guttering

For an older house near a landmark such as Church of St Michael, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • What exactly goes into their report
  • Is VAT included in the price?
  • How soon the report will arrive
