About our storm damage roof report in Buxted
Most policies do not cover wear and tear. That makes the difference between storm damage and old wear important. We note signs of each: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We give an honest view of what we see. Your insurer then decides how its policy applies. We’re often asked to look into slipped or missing slates or tiles and flat roof edges peeled back, across gutters and fascias, flat roofs and ridges and hips.
Somewhere as small as Buxted, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes about 1–2 hours at a house, and longer if the damage is spread across a large roof. Older rural homes like those around Buxted can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- You let us know when the storm was and what damage you’ve seen.
- We view the roof from wherever it can be seen safely, including the loft where there’s access.
- Each area of damage is photographed and described.
- The likely cause is recorded, along with any evidence of older wear.
- The findings are written up with photos for you to share with your insurer.

Buxted: your questions answered
Does a conservation area affect roof work in Buxted?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Buxted?
Yes. Buxted is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.
Do you climb onto every roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you act for me with my insurer?
No. We’re not loss adjusters, and we don’t negotiate claims. We give you an independent report of the damage, which you can pass to your insurer.
Will you fly a drone over my roof?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Check how your policy defines a storm
- Keep invoices for temporary repairs
- Hold on to fallen pieces of the roof where you can
- Keep a note of the date of the storm
Once we have been, the findings are written up with photos. It covers the damage, its likely cause and any older defects. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Ask a tree specialist about branches over the roof. Branches can hit or scrape the roof in a storm.
What we look for on each type of roof
Flat roof coverings
Lifted trims and laps are common after a storm. The report notes signs of recent damage and older wear.
Ridge and hip tiles
Worn mortar under ridge tiles can let them lift in a storm. Our report says whether it looks freshly damaged or worn over time.

For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
What happens if roof problems are left?
Leaving storm damage can let water into the roof space and rooms below. That can add to the damage and make it harder to separate from the storm. A roofer should deal with emergency protection quickly. Where a roof is exposed, as many are in small places like Buxted, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What a storm damage roof report does not cover
Some things can’t be seen without opening up the roof, so a survey has limits:
- A decision on your insurance claim
- Areas we can’t see safely
- A price for the repairs

Leaks and storm damage in Buxted
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each of these roof types has its own typical places for water to get in.
Take a building like Buxted CofE Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Landlords with a home close to Buxted station may find that tracing a leak quickly matters when a tenant is living with it. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if you own one of the older houses nearby, lead flashings, valleys and old chimneys are typical places for water to get in.
