Independent electronic leak detection in Buxted

About our electronic leak detection in Buxted

ELD can be carried out in more than one way. Low-voltage methods usually need a wet roof surface, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof, and we’ll explain our choice. If neither method suits your roof, we’ll tell you at the outset. We survey single-ply roofs, liquid-applied waterproofing and roof terraces and balconies, and common reasons people get in touch are damp inside with no sign on the roof and breaches around outlets and penetrations.

Some older homes in villages like Buxted are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Test new membranes before covering them
  • Share any drawings of the roof
  • Don’t leave water getting in
  • Find the breach before more patching

If water has been getting in, insulation under the membrane may be wet. Your roofer can advise on that, and moisture readings can help.

Consider testing a new membrane before it is covered. It’s easier to find holes before more layers are added.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area
  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Getting in touch

Before you get in touch, it is useful to have:

  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • The property’s address and postcode
  • Any deadline, such as an exchange date

Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or send us an email.

Buxted questions

Is Buxted in the area you cover?

Yes, Buxted is one of the places we work. The survey and report are the same in Buxted as anywhere else, and visits run on weekdays and weekends.

Will you come out to Buxted?

Yes, Buxted is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is the repair part of the test?

No, our part is finding the breaches. Your roofer uses the report to target the repair.

How much does electronic leak detection cost?

We quote for each roof individually. Let us know about the roof and where it leaks. Just call 07833 053749 or email us for a quote.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, tell us when you book.

Local flat roofs in Buxted

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If yours is one of the older homes in the streets near Church of St Mary the Virgin, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Buxted station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Buxted CofE Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

What happens if roof problems are left?

A visual inspection can miss tiny holes. Electronic testing can find breaches you cannot see by eye, on suitable membranes. Around Buxted, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for your survey before booking.

What electronic leak detection doesn’t cover

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Sections we cannot safely access
  • Leaks from plumbing or windows
  • The extent of water in the insulation

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

What this survey covers

  • Flat roof membranes
  • Liquid-applied waterproofing
  • Green roofs
  • Commercial flat roofs
  • Roof terraces and balconies
  • Single-ply roofs

The survey, step by step

We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes more time on a big roof than a small one, with the construction of the roof playing a part too. In a small place like Buxted, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. We send a report with photos of each breach so your roofer can repair it.

Before we arrive

  • Move anything stored under the loft hatch
  • Note where any stains or damp appear
  • For a flat or shared roof, check access with the building owner or managing agent
