Need a thermal roof survey in Buxted?

Different roofs, different checks

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

Thermal roof surveys for homes and businesses in Buxted

We present each thermal image next to a normal photo of the same area, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. If you are worried about wet areas near outlets and upstands and damp around chimneys and parapets, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Buxted are listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Airspace, weather and Buxted roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

For site and facilities teams at buildings like Buxted CofE Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

Do you need a thermal roof survey in Buxted?

On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.

Typical things we are asked to look at include:

  • Areas of a flat roof that may hold water
  • Heat escaping through the roof
  • Water that travels before it shows
  • Cold spots on ceilings under the roof

If you live in an older home near Church of St Mary the Virgin, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Is VAT included in the price?
  • What the report includes, and whether it has photos
  • What happens after the report arrives

Buxted questions

Is Buxted in the area you cover?

Yes. We cover the whole of London and South East England, and Buxted is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Is my home in Buxted listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What conditions are best for thermal imaging?

The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Older rural homes like those around Buxted can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

Landlords, agents and block managers in Buxted

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Keep the heating on as usual before a heat loss survey
  • Check the loft can be reached safely
  • Do not climb onto the roof to look for leaks yourself
  • Check outlets after heavy rain

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it is easy to find each area on the roof.

Consider a repeat survey after major work on the roof, when the conditions are suitable.
