Chimney Survey in Buxted
Not sure what state the chimney stack is in? We carry out chimney surveys in Buxted and across East Sussex, with plain-English findings.
- Bricks with flaking faces
- Disused chimneys trapping moisture
- A chimney out of line
What we’re asked to look at in Buxted
Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.
Signs worth acting on include:
- Signs that a stack is leaning
- Eroded joints in the brickwork
- Cracked or missing flaunching
- Staining on walls around the chimney
For site and facilities teams at buildings such as Buxted CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What to check before booking
- What exactly goes into their report
- Whether any drone flown is registered with the CAA
- Which viewpoints they use to see the roof
- How much experience they have with roofs like yours
Chimney surveys for homes and businesses in Buxted
A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. We are often asked to look into disused chimneys trapping moisture and loose, cracked or missing pots, across shared and party-wall stacks, chimney breasts and flaunching.
In a village or hamlet like Buxted, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

How it works
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two for most houses; commercial roofs usually need 3–4 hours. Somewhere like Buxted needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- Each chimney is viewed from wherever it can be seen safely.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- We send a written report with photos, the defects found and what we recommend.
Getting ready for the survey
- Check we can get to the back of the property
- Have any paperwork from past roof work to hand
- Note where any stains or damp appear

Why get it checked now?
If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Around Buxted, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Buxted questions
Do you cover smaller places like Buxted?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Can a landlord with a rental near Buxted station book a roof survey?
Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and some details.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Will I get photos?
Yes. Photos are part of every report.
How can you see the top of the stack?
We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Is a leaning chimney dangerous?
It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

Chimney surveys around Buxted
Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Landlords with a home close to Buxted station may find that the gap between tenancies is a good time to have the roof looked at. If yours is one of the older homes in the streets near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first.

Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Book a sweep for flues that are in use
- Do not use a ladder to reach the stack yourself
- Note any damp on chimney breasts and when it appears
- Find out whether changes to a stack need permission
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Check your stacks from the street or garden after a storm. With binoculars, you can frequently see cracked flaunching or lifted lead.
