Chimney surveys in Peacehaven: local notes
Peacehaven is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Monk's House, about 2.9 miles north, is one of the historic houses in the wider area around Peacehaven. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Peacehaven Community School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Newhaven Town station may find that a dated record of the roof is useful when planning maintenance across a let. The streets around a church like Ascension Church are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
Peacehaven is about 5 miles west of Seaford, in East Sussex. Surveys in Peacehaven work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our area takes in places right across East Sussex, from the larger towns to small villages. We also survey roofs in Brighton.
We work across the BN10 and BN9 postcode area for chimney surveys. We cover properties on Starling Drive, Bramber Close and Greenfinch Road and the roads around them. Peacehaven is on the A259, so it’s easy for us to get to. Nearby, we also carry out chimney surveys in Telscombe Cliffs (1 mile west), Telscombe (1 mile north-west), Piddinghoe (2 miles north-east), East Saltdean (2 miles west) and Newhaven (2 miles east). Within a short drive, we also cover Eastbourne (12 miles east), Seaford (5 miles east), Lewes (6 miles north), Hailsham (12 miles north-east), Uckfield (13 miles north) and Polegate (11 miles east).

Chimney survey in Peacehaven
If you are buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey chimney breasts, shared and party-wall stacks and lead flashings, and common reasons people get in touch are gaps where the stack meets the roof and disused chimneys trapping moisture.
Around Peacehaven, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The report records the chimney stack as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Your questions about chimney surveys in Peacehaven
How do I find out if my home in Peacehaven is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Newhaven Town station?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
How can you see the top of the stack?
We look from ground level, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
What do you check on a chimney?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
What happens on the day
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. For a survey in Peacehaven, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- You get a report with photographs and our recommendations.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Point out any leaks or damp patches
- If it isn’t your property yet, arrange access through the agent

When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the flue is safe to use
- Conditions inside walls
- Gas safety checks, which need a Gas Safe registered engineer
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What affects the cost of chimney surveys
The price reflects the time and kit the roof needs. That comes down to:
- How many separate roofs there are, such as extensions, dormers and garages
- How tall the building is and how easy the roof is to see
- If the survey needs thermal imaging or a drone
- Whether it’s a home or a commercial building
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you need to know.
What we need to know
If you can, have these to hand when you get in touch:
- The kind of building and roof involved
- Any photos you have, taken from ground level or a window
- Your postcode, so we can check access and travel
- Any marks or damp showing indoors

Why act early in Peacehaven
Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. In a smaller place like Peacehaven, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.
Chimney survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

What we look for on each type of roof
Flaunching
The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Poor capping can lead to damp inside the stack.
What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
