Roof survey in BN10: how it works
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. Common reasons to book are ridge tiles that have lifted or moved and blocked, sagging or leaking gutters, across flat roofs, chimney stacks and natural slate.
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours for most homes, depending on how many separate roofs there are.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.

Near you in Peacehaven

For rail, the closest station is Newhaven Town station, about 2.1 miles east. Nearby you’ll also find Planet Earth Museum (2.1 miles east) and Chailey Heritage Marine Hospital (2.9 miles east). Green spaces nearby include Itford Hill and Beacon Hill Local Nature Reserve.
Roofs, chimneys and gutters across BN10
From Peacehaven, Telscombe and Telscombe Cliffs to smaller places, people across BN10 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in BN10. BN10 includes coastal places, where roofs take more wind and salt than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.
Peacehaven: For landlords with property near Newhaven Town station, a dated record of the roof is useful when planning maintenance across a let. With Monk's House about 2.9 miles north, the area around Peacehaven has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry.
Questions to ask before you book
- Whether you can ask questions once you have the report
- Whether VAT is in the quoted price
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Their report turnaround times
Tips from our surveys
Over many surveys, some simple habits stand out:
- Watch for slipped slates after bad weather
- Include dormers, porches and garages when you book
- Keep a record of damp patches and dates
- Keep the report with your property records
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
Why roofs fail
A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors.
Typical things we are asked to look at include:
- Gutters that overflow in heavy rain
- Cracked or blistered flat roof coverings
- Torn or sagging underlay
- Debris building up in roof valleys
How the survey changes by roof type
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.
Honest limits
To be straight with you, a roof survey has limits:
- Confirmation of asbestos in soffits or cement sheets
- Whether the roof structure meets design loads
- How the roof will behave in every kind of weather
BN10: your questions answered
What does a roof survey include?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
