Roof survey in BN9: how it works

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We are frequently asked to look into slipped, cracked or missing slates and tiles and lifted, split or missing lead flashings, on clay and concrete tiles, ridges, hips and valleys and chimney stacks.

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours for most houses, and more on a big or complicated roof.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Local landmarks in Newhaven

Locally, jobs take us to homes and businesses close to Castle Hill, Harbour Primary and Nursery School and UTC@Harbourside. Also close by are Church of St Michael and All Angels (under half a mile south-west) and The Ship Hotel (less than half a mile north). There is a railway station in Newhaven itself: Newhaven Town station. A little further out are Chailey Heritage Marine Hospital (1.2 miles south-east) and Newhaven Museum (0.5 miles north-east). Open spaces near Newhaven include Itford Hill.

Homes and roofs across BN9

Across BN9, lots of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in BN9 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it. Near the sea in BN9, roofs face stronger wind and salt-laden air, and metal fixings and lead suffer for it. Ridges and verges facing the sea are worth checking after every big storm.

Newhaven: Take a building like UTC@Harbourside: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Monk's House lies about 3.4 miles north-west, so building around Newhaven goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs.

What we are asked to look at in BN9

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It’s often mistaken for a leak.

It’s worth booking a survey if you’ve seen:

  • Debris building up in roof valleys
  • Cracked or blistered flat roof coverings
  • Worn lead at chimneys and abutments
  • Gutters that overflow in heavy rain

Useful tips for BN9 property owners

From years of surveys, a few habits stand out as worth the effort:

  • Move stored items away from the loft hatch
  • Keep a record of damp patches and dates
  • Ask about a flat roof on an extension or garage too
  • Check the roof from ground level after storms

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Roof by roof

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when you book and we’ll plan the visit with that in mind.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.

Prices for roof surveys in BN9

Prices always include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block

To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

BN9 questions

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

What insurance do you have?

Our cover is professional indemnity plus public liability.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Do you carry out asbestos surveys?

No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
