Gutter surveys in Peacehaven

Useful tips for Peacehaven property owners

These tips come from what we see on roofs every week:

  • Check from the ground or a window, not a ladder
  • Look for downpipes coming loose
  • Get trees that overhang the gutters trimmed
  • Check for spilling water in a downpour

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

About our gutter survey in Peacehaven

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. Typical surveys look at leaking or loose downpipes and hoppers and outlets full of debris, on fascias and soffits, eaves gutters and downpipes.

Houses in smaller places like Peacehaven can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

FAQs for Peacehaven

Do roofs near the sea, like those around Peacehaven, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How do I find out if my home in Peacehaven is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or use the contact form.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you cover Peacehaven for gutter surveys?

Yes. Our area covers London and South East England, Peacehaven included.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Why act early in Peacehaven

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. Homes in smaller places like Peacehaven can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.

How it works

Every roof is different; as a rough guide, the survey takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. A visit to a smaller place like Peacehaven is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

Peacehaven homes and their roofs

Peacehaven is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Historic houses such as Monk's House, about 2.9 miles north, show how far back building in the area around Peacehaven goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For landlords with property near Newhaven Town station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near Ascension Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Peacehaven Community School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
