Your questions about chimney surveys in Telscombe
I let a flat near Southease station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
Does a conservation area affect roof work in Telscombe?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers, and it does not include calculations. We will recommend an engineer if we see signs that call for one.
Our stack is shared. Can you still survey it?
Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.
What does a chimney survey cover?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.
How do I book a survey in Telscombe?
The quickest way is to phone 07833 053749 or email us. Give us the address and a few details about the roof, and we will suggest the right survey. Surveys run on any day of the week.
Chimney survey in Telscombe
A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. You get a photo-illustrated written report and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney pots and cowls, flaunching and lead flashings, and the problems we are asked to look at most are worn or missing pointing and disused chimneys trapping moisture.
Around Telscombe, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is. The fixings under an older roof often fail before good slates or tiles do.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we cannot see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether a gas appliance or its flue is safe
- Whether a stack needs rebuilding on structural grounds
- Conditions inside walls
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

How the survey works
Every roof is different; as a rough guide, the survey takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. A visit to Telscombe is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before we arrive
- Have any paperwork from past roof work to hand
- If you’re buying, let the agent know when we’re coming
- Make sure we can get to the back of the property

Tips from our surveys
You don’t need to be a roofer to help. Here’s what helps most:
- File photos of the stacks with your home records
- Check your stacks from the ground after strong winds
- Leave close inspection to people with safe access
- Use a Gas Safe registered engineer for gas appliances
With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on from the viewpoints we used.
Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Chimney surveys in Telscombe: local notes
The coast is about 1 mile or less from Telscombe, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. About 2.7 miles north-east lies Monk's House, a reminder of how long the area around Telscombe has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building like Telscombe Cliffs Community Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Southease station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Common roof problems in Telscombe
Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
Problems we come across often include:
- Disused chimneys trapping moisture
- Eroded joints in the brickwork
- Lifted or split lead flashings
- Damaged chimney pots and cowls
Take an older house close to The Parish Church of St Lawrence: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why get it checked now?
For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. On a bungalow or cottage around Telscombe, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
