About our pre-purchase roof survey in Buxted
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey is not a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. If you’ve noticed gutters that overflow or drip at the joints and roof slopes that look uneven or sagging, a survey will tell you what’s going on.
For a small place like Buxted, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Common questions in Buxted
Is Buxted within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you cover Buxted?
We do. The survey and report are the same in Buxted as anywhere else.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
Will you fly a drone over my roof?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Do you go up on the roof?
When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance.
How long does the survey visit take?
On site, it usually takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Honest limits
It’s a careful look at the roof, not the whole story. Its limits include:
- Defects hidden under coverings or inside walls without opening up
- Whether timbers meet design loads
- Whether the price should change, which is between you and the seller

Roof types and parts we check

- Flat-roofed extensions and dormers
- Natural slate
- Chimney stacks
- Gutters and downpipes
Why it is worth a survey now in Buxted
Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. In a small place like Buxted, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

The survey, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Buxted can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before the survey
- Note where any stains or damp appear
- Let us know about parking before the day
- Unlock side gates and any roof access doors
How to book
To book a survey, call 07833 053749 or send us an email and let us know the address and what’s prompted the survey. We will confirm the price before booking.

What you can safely check yourself
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Useful tips for Buxted property owners
Some practical points come up on survey after survey. They apply to most roofs:
- Ask for loft access on the day
- Ask when the roof was last worked on
- Ask whether there are papers for past roof work
- Look for fresh paint on upstairs ceilings at viewings
We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.
After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.
Buxted homes and their roofs
In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
For an older house near a landmark such as Church of St Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Buxted station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
