Pre-purchase roof survey in Potter's Green: what you get
Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you’ve noticed patch repairs that may hide an ongoing problem and a ridge or slope that dips, we can find out what’s behind it.
Older buildings in small places like Potter's Green may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to.

Questions from Potter's Green
Does a conservation area affect roof work in Potter's Green?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you cover Potter's Green?
We do. Every survey there gets the same written report with photographs.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
How long does a pre-purchase roof survey take?
The visit usually takes an hour or two for most houses, and about three to four hours for a commercial roof. We’ll confirm what to expect when we arrange the visit.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
How we price pre-purchase roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Commercial roofs and larger buildings
- Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
- The shape of the roof and its details
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
Booking your survey
A few details help us recommend the right survey and price. When you contact us, it helps to mention:
- Your timetable, such as an exchange date
- The kind of building and roof involved
- What made you get in touch
- Pictures of the roof from a safe spot, if you have them
Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
What we look for on each type of roof
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and the South East. Splits in a lead valley send water inside, and lead is also a target for theft.
What happens if roof problems are left?
After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. In a place like Potter's Green, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What we do, step by step
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey normally takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. For a village or hamlet like Potter's Green, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we’ll get in, including the loft.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a photo-illustrated written report and recommendations, ready for you to use before exchange.
Preparing for the visit
- Dig out any old roof reports or invoices
- Unlock side gates and any roof access doors
- Buyers: confirm access with the estate agent or seller
How to book
A quick phone call is usually the easiest start: phone 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
Advice
Pre-purchase roof surveys in Potter's Green: local notes
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
For an older house near a landmark such as Church of St Mary the Virgin, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Buxted station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Walls, floors, services and rooms below the roof
- Faults hidden behind ceilings, boards or coverings
- Confirmation of asbestos in cement sheets or soffits

Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Let us know your exchange date when booking
- Look for fresh paint on upstairs ceilings at viewings
- Ask for any paperwork for recent roof work
- Find out whether the roof has been replaced or patched
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.
Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. Binoculars from ground level are enough for a first look.
