Pre-purchase roof surveys near Framfield

Framfield: your questions answered

Is my home in Framfield listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Framfield within the area you cover?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us and let us know the address and what you’d like to know. We’ll confirm the price and find a day that suits.

Pre-purchase roof survey in Framfield

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you’ll be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. If you’ve noticed slipped or missing slates and tiles and patch repairs that may hide an ongoing problem, a survey will tell you what’s going on, on the roof space, gutters and downpipes and natural slate alike.

Older buildings in small places like Framfield may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Roof by roof

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Buying a home or a new roof in Framfield

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you live in an older home near St Thomas à Becket Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Uckfield station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What happens on the day

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Cottages and farmhouses around Framfield often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Advice

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Pass the findings to your conveyancer
  • Ask who repairs the roof under the lease
  • Don’t leave it until just before exchange
  • Look for fresh paint on upstairs ceilings at viewings

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of any kind
  • Faults hidden behind ceilings, boards or coverings
  • Walls, floors, services and rooms below the roof

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

What we check

  • Flat-roofed extensions and dormers
  • Natural slate
  • The roof space
  • Gutters and downpipes
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Chimney stacks
