A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. If you’ve noticed standing water on a flat extension roof and patch repairs that may hide an ongoing problem, we can find out what’s behind it.

The survey, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. The survey usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Cooper's Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- You book once your offer is accepted and tell us the address and your timetable.
- We agree a time and how we’ll get in, including the loft.
- The roof is inspected from every safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Before we arrive
- Jot down any questions you want answered
- For a flat or shared roof, check access with the freeholder or managing agent
- Clear the way to the loft hatch

What you can safely check yourself
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
What we look for on each type of roof
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.
Questions from Cooper's Green
Is Cooper's Green in the area you cover?
Yes. We cover the whole of London and South East England, and Cooper's Green is part of that. Just phone 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.
How do I find out if my home in Cooper's Green is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can I take the findings back to the seller?
Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Will you need to get into the loft?
If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Prices for pre-purchase roof surveys in Cooper's Green
Several things affect the price of a survey:
- The use of thermal imaging or a drone
- Basic, Standard or Premium
- How tall the building is and how easy the roof is to see
- House, block, shop or office
All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.
What we need to know
You don’t need to know any roofing terms. It is enough to let us know:
- What’s prompted the survey
- Where water is showing inside, if it is
- Access details, like a loft hatch or a shared roof
- The style of property, from a terrace to a block
Most bookings start with a short call: call 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- Anything beyond the roof, which a full home survey covers
- Faults hidden behind ceilings, boards or coverings
- Whether the price should change, which is between you and the seller
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What our survey covers.

Cooper's Green homes and their roofs
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If you own a rental within reach of Buxted station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you own one of the older houses in the streets near Five Ash Down Independent Chapel, the roof may have had decades of patch repairs, and the survey shows where they are.
